Recently a very close friend of mine made the comment that me advertising “Foreclosure Tours” was hurtful to them because of their financial situation and job loss, they were facing the loss of their home.
We had a discussion about this and I want to be clear to all that this is a terrible situation we are facing as a nation, and just about everyone I know, knows someone that is going through a very difficult time now. As a Realtor, I see this every day, and it breaks my heart wide open, I sometimes cannot sleep after visiting a home and realizing that the owner cannot even afford to heat the home, let alone pay the mortgage.

What I am blogging about today is a perfect community just minutes away from my office, Etowah’s Reach. This neighborhood is well developed and is one of the most beautiful that I know of in the area. When I say beautiful, I mean that the homes are well kept, have nice design elements and the yards are landscaped and maintained. In other words, the whole neighborhood has great curb appeal.

As a Realtor, I have shown many homes in the Etowah’s Reach area over the years, but had never had the pleasure of working with one of the owners to sell their home. Until I met the Mylanders. Their situation was not unlike many others, they wanted to sell, but wanted to try doing it themselves. We met several times and discussed the process and how I work.

Now let me tell you a little about their home. The home at 9 Firestone Court is in a cul-de-sac for starters. The lot backs up to a wooded area and there is a stream that separates the adjoining property. The stream is quite bold and there may be some native trout in there also. The lot was perfect for building a home with a basement foundation, so the basement has a sliding glass door that open to a large deck overlooking the creek and fire pit area. Now let me describe the inside of the home. The main level has beautiful hardwood floors in the living room where the gas log fireplace and skylights are. To the left of the living area there is a kitchen, laundry room, formal dining area and the screened porch. To the right is the two bedrooms, two bathrooms and a powder room. The master bedroom is large with a bay window, walk-in closet and huge master bathroom.

My internet marketing and virtual tours of this home gave it the exposure the sellers needed but didn’t have with the traditional for sale by owner methods. In a short time and after only one price reduction we had a great offer and one that would close soon.

I say all that to say that Etowah’s Reach is an exceptional place to live and anyone would feel at home and would enjoy the amenities like a pool, clubhouse, and tennis courts and within walking distance to the Etowah Valley Golf Course.

Part 3 of 3

This Years story as told by the MLS statistics for the Brevard, NC area.

Sellers of homes in the Brevard NC area are under many of the same e pressures that sellers all over Western North Carolina are this past year. The pressure could be measured by the large amount of foreclosure properties sold in this area. I remember in 2007 the occasional foreclosed home would hit the market and all the buyers would want to pounce all over it. Usually these homes were a little worse for wear and didn’t smell too good either. The Brevard NC area enjoys a wonderful quality of life and most people here have moved into the area to retire or just enjoy the mild four seasons. With that said the majority of the home owners are not dependant on a job to make the house payment. I would venture to say that most of the second homeowners or retirees have no mortgage at all. Those home owners are not in fear of loosing their home, and they continue to spend money at the local stores at the usual pace.

The second type of homeowner we have here is the working middle class, who already struggle to live here as the cost of living in the mountains has been higher that surrounding areas. This type of homeowner is mostly a paycheck-to-paycheck sustenance that requires them to be frugal and do without. This fact compounded with the so-called toxic loans that many of the working middle class were driven to just to be able to afford a home in the last five years, has lead to more foreclose home in the area. I have seen an unusual amount of homes that the owner was working towards rehabbing the home, only to run out of money before the project was completed, or worse, the owner saw the decline in the market and realized that dumping more money into the home was now a loosing venture and decided to walk away.

These homes that are 70%-90% completed are difficult to finance and are somewhat stigmatized because of the fact that the former owner had lost the house; some buyers might feel that negative energy or feel that the home is cursed. Silly but true. I work hard to find buyers the right lender as many buyers have not decided what type of loan the want until they find the right house. A home like the ones described above can be best financed with a 203b FHA rehab loan. Lenders know these loans, but they are difficult and time consuming, so ask for them by name.

The second part of the pricing is the downward pressure everyone feels when they list a home for sale and there no showings the first weeks of the listing term. If there are no showings and the home is correctly marketed by a professional marketer, then the price is too high, no question about it…unless there is a foot of snow on the ground. LOL

Brevard, NC Real Estate Market Update

Part 2 of the three part series.

The market stats for 2010 thru November tell the story. The story is PRICE WARS. Long story short, prices have been acceptably stable even with the large amount of distressed property business (33% of the market). Average home prices are down, but the price sellers are willing to sell at is dropping. I have been saying this all year that “sellers don’t want to give away the farm.” However, when the offer comes along…that is what really motivates a seller to “not let this one slip away.”

So, sellers have been accepting 2% less than they were a year ago. If I were a seller facing a loss I would take a 2% loss now instead of a 5% loss over the next 12 months. Selling now has it’s perks. Now what usually comes next in this type of market cycle is what I will be focused on in the next part of this series, “Recapping the 2010 Brevard, NC Real Estate market”.

There are all kinds of how-to books at the book store this year on how to do everything, even sell your own home. Now most people know the basics of selling a home…put a sign in the yard, advertise on face book, maybe print some flyers even. What I have noticed about the home sales this year is there are new patterns developing that were not here last year. What an informed seller does is watch the patterns and market to them.

For instance, in the spring we had the home credit that drove millions into buying a home. Then Brevard area realtors like myself watched the news media talk about how the summer months looked like the real estate market was going to crash because home sales were down so much (double digits). Now that we are towards the end of the year, a clear pattern has emerged.

FORECLOSED REAL ESTATE!!

Foreclosed real estate accounts for about a third of the business now, not only in the Brevard, NC area but nationwide. I think there have been many neighborhoods that have been protected from this crisis, like Straus Park, Deerlake, Connestee Falls and others, but for how long…

The reason they have been protected is because of the typical demographic of the home owner that lives there. Typically there is an owner with a fixed income, and lives within their means. This is good for the neighborhood and provides stability. Buyers should consult with an agent that can give information like this because buyers need it now!

I will be discussing the other trends in Brevard,NC real estate in the coming weeks as we move into the new year and this years statistics are complete.

Existing-Home Sales Decline in October Following Two Monthly Gains

Existing-home sales retreated in October on the heels of two strong monthly gains, according to the National Association of REALTORS®.

Existing-home sales, which are completed transactions that include single-family, townhomes, condominiums and co-ops, declined 2.2 percent to a seasonally adjusted annual rate of 4.43 million in October from 4.53 million in September, and are 25.9 percent below the 5.98 million-unit level in October 2009 when sales were surging prior to the initial deadline for the first-time buyer tax credit.

Year-to-date there were 4.149 million existing-home sales, down 2.9 percent from 4.272 million at this time in 2009.

Lawrence Yun, NAR chief economist, said the recent sales pattern can be expected to continue. “The housing market is experiencing an uneven recovery, and a temporary foreclosure stoppage in some states is likely to have held back a number of completed sales. Still, sales activity is clearly off the bottom and is attempting to settle into normal sustainable levels,” he said. “Based on current and improving job market conditions, and from attractive affordability conditions, sales should steadily improve to healthier levels of above 5 million by spring of next year.”

According to Freddie Mac, the national average commitment rate for a 30-year, conventional, fixed-rate mortgage fell to a record low 4.23 percent in October from 4.35 percent in September; the rate was 4.95 percent in October 2009.

The national median existing-home price for all housing types was $170,500 in October, down 0.9 percent from October 2009. Distressed homes3 accounted for 34 percent of sales in October, compared with 35 percent in September and 30 percent of sales in October 2009.

NAR President Ron Phipps, broker-president of Phipps Realty in Warwick, R.I., clarified that several factors are restraining a housing recovery, even with great affordability conditions. “We’ll likely see some impact from the foreclosure moratorium in the months ahead, but overly tight credit is making it difficult for some creditworthy borrowers to qualify for a mortgage, and we are continuing to deal with a notable share of appraisals coming in below a price negotiated between a buyer and seller,” he said.

“A return to common sense loan underwriting standards would go a long way toward achieving responsible, sustainable homeownership. In addition, all home valuations should be made by competent professionals with local expertise and full access to market data – there remains an elevated level of appraisals that fail to provide accurate valuation, which is causing a steady level of sales to be cancelled or postponed,” Phipps said.

A parallel NAR practitioner survey shows 10 percent of REALTORS® in October report they had a contract cancelled as a result of a low appraisal, and 13 percent report they had a contract delayed; 16 percent said a contract was negotiated to a lower sales price as a result of a low appraisal.

According to FHFA, Fannie- and Freddie-backed mortgages that were recently originated show an outstanding performance, even better than during the pre-housing bubble years.

“A review of recently originated loans suggests that they have overly stringent underwriting standards, with only the highest creditworthy borrowers able to tap into historically low mortgage interest rates. There could be an upside surprise to sales activity if credit availability is opened to more qualified home buyers who are willing to stay well within budget,” Yun added.

Total housing inventory at the end of October fell 3.4 percent to 3.86 million existing homes available for sale, which represents a 10.5-month supply4 at the current sales pace, down from a 10.6-month supply in September.

First-time buyers purchased 32 percent of homes in October, unchanged from September, but down from 50 percent a year ago during the initial surge for the first-time buyer tax credit. Investors accounted for 19 percent of transactions in October; they were 18 percent in September and 14 percent in October 2009; the balance of sales were to repeat buyers. All-cash sales were at 29 percent in October, unchanged from September but up from 20 percent a year ago.

Single-family home sales declined 2.0 percent to a seasonally adjusted annual rate of 3.89 million in October from 3.97 million in September, and are 25.6 percent below the 5.23 million surge in October 2009. The median existing single-family home price was $171,100 in October, which is 0.5 percent below a year ago.

Existing condominium and co-op sales fell 3.6 percent to a seasonally adjusted annual rate of 540,000 in October from 560,000 in September, and are 27.6 percent below the 746,000-unit sales rush a year ago. The median existing condo price5 was $166,000 in October, down 4.2 percent from October 2009.

Regionally, existing-home sales in the Northeast declined 1.3 percent to an annual pace of 750,000 in October and are 27.2 percent below the surge in October 2009. The median price in the Northeast was $240,200, which is 1.9 percent higher than a year ago.

Existing-home sales in the Midwest slipped 1.1 percent in October to a level of 940,000 and are 32.4 percent below the tax credit rush one year ago. The median price in the Midwest was $139,500, down 3.6 percent from October 2009.

In the South, existing-home sales fell 3.4 percent to an annual pace of 1.71 million in October and are 24.0 percent below the year-ago surge. The median price in the South was $148,700, down 0.7 percent from October 2009.

Existing-home sales in the West declined 1.9 percent to an annual level of 1.03 million in October and are 21.4 percent below the sales rush in October 2009 . The median price in the West was $209,300, which is 4.8 percent below a year ago.

Tax Credit Article in Paper

This article was printed over the summer. Thanks to the Shermak’s for buying a home and helping with the article. The tax credit was responsible for making homes affordable for millions of Americans. (Brevard, NC) Exit Mountain Realty announces the first in a series of ‘Foreclosed Homes Tours’. The first tour will take place Friday, September 03, 2010 at 11:00 am at the Exit Mountain Realty Brevard office at 1910 Asheville Highway.

The tours are designed to be an educational experience for buyers and investors that want to buy distressed properties in this area. The current level of foreclosed, bank owned and short sale homes in Transylvania County indicate that it is not isolated from the current economic recession felt around the country. The current number of distressed properties is twenty-nine. As the numbers of foreclosed homes swell there are more opportunities for buyers to get a very good deal if they know what to look for. To help tour goers see the homes through the eyes of professional home inspector, Exit Mountain Realty has invited a local Home Inspector with Altamont Inspections, Eddie Roberts, Jr. Eddie is a licensed Home Inspector and helps discriminating buyers protect their investment dollars.

All are welcome on the Foreclosure Tours; however, the max tour goers will be limited to 25 per tour. It is suggested that all interested persons R.S.V.P. by Thursday afternoons to reserve their seat.

White Squirrel Box Derby – 2010

Our 4th Annual Squirrel Soap Box Derby is just one of many venues. This gravity race is the only legal opportunity in Brevard where you can try to break the speed limit down Jailhouse Hill! All vehicles were hand built and decorated to please the crowd, as well as designed for speed. Contestants competed for trophies for the fastest critter, the squirreliest theme, and the nuttiest design. In addition, businesses fought to win the overall Golden Nut Trophy, which combined speed and design. Team LAGATI won this year’s Golden Nut Trophy. Children 8-17 years were able to enter for free, thanks to our generous sponsor, French Broad Place.

Come decked out in your Derby team’s apparel! Some teams are already selling T-shirts.

Don’t miss the excitement of the upcoming 2010 Squirrel Box Derby. Kids (8-11 years and 12-17 years) will race on Saturday, May 29th. Those 18 and over (including businesses) will race on Sunday, May 30th.

In order to continue to keep safety our #1 priority, here are some guidelines, as you begin designing your entry for May 2010:

* Braking System: must affect 2 of the 4 wheels that are on the ground. We recommend that you do not have two independent brake “pedals” for the primary system. The dominant hand/foot may cause the vehicle to start spinning. (You may have a back-up breaking system.).

* Steering System: must affect 2 of the 4 wheels that are on the ground. Try to design to prevent over-steering that can lead to flipping over.

* To Protect the Head and/or Prevent Falling Out: a DOT-approved helmet is MANDATORY. We HIGHLY RECOMMEND a roll bar/cage or designing the back of the kart so that it is higher than the driver’s head (in case the kart flips). We REQUIRE a safety belt/restraint.

* Towing Capacity: we are REQUIRING that you include towing hooks (eye screws) both at the back and front ends for towing up Jailhouse Hill.

Other Entry Requirements:

* Overall footprint dimensions cannot exceed 32 square feet.

* Wheel base needs to be wider than the height of the vehicle body.

* Total maximum weight (driver & vehicle): 250 lbs. (ages 8-11), 350 lbs. (ages 12 and above).

* Hand-built and must incorporate some form of bodywork.

Besides the mandatory DOT-approved helmet, we REQUIRE that drivers wear gloves, long-sleeved shirts/jackets, long pants, and closed-toe shoes. We encourage children and youth to wear elbow pads, as well. Major road burn can be avoided with proper clothing.

(Standard derby kit cars will need modification to meet our safety standards. We encourage you to create your own design).

Don’t forget those creative designs for the nuttiest or squirreliest categories!

NO ALTERATIONS/ADDITIONS/DELETIONS CAN BE MADE TO THE VEHICLE ONCE IT PASSES INSPECTION (EXCEPTIONS FOR SAFETY WILL HAVE TO BE CLEARED WITH THE EMERGENCY SAFETY DIRECTOR AND HEART OF BREVARD EXECUTIVE DIRECTOR).
